In addition to the Munich venture capitalist Yabeo Business angels with industry expertise, including former Postbank CEO and former member of the board of Deutsche Bank, Frank Strauß, are on board as investors.
The real estate platform Heimkapital wants to enable its customers to sell part of their property for an immediate cash payment. With a partial sale, up to 50 percent of the owner-occupied property is sold for an immediate cash payment. The owner remains in their own home – protected by the right of usufruct – and remains the primary owner. "Heimkapital enables its clients to sell part of their property, allowing them to use existing real estate assets to cover their financing needs without incurring debt. Partial sales are an ideal solution: Property owners liquidate part of their "concrete gold," remain majority owners of the property, and remain flexible regarding its future use—repurchase, full sale, or even inheritance are all possible."
Demand remains high
The debt capital now raised will be used to purchase real estate shares throughout Germany. Co-founder Julia Schabert about the next steps:
"We have acquired a triple-digit number of customers this year and have a broadly diversified real estate portfolio. We intend to continue growing strongly, as demand for partial sales remains high. We are also working on groundbreaking partnerships with relevant companies in upstream and downstream industries."
New, younger customer groups
In March 2020, the Munich startup was already able to six-figure seed round successfully completed. The company currently has nearly 30 employees and plans to expand its team in the coming year. Heimkapital also plans to tap into additional customer groups. Schabert comments:
"So far, we've focused on the target group of property owners who are approaching retirement or are already retired. But we've realized that it can also make sense to sell part of your property in other phases of life. Other products are also conceivable in the future, because we fundamentally want to rethink the concept of property ownership and acquisition."
